Your Options to Avoid Foreclosure in California

We are licensed California real estate professionals — not a law firm. We help homeowners explore every available option and take action before the trustee sale date.

Loan Modification

Restructure your mortgage to a payment you can afford and stay in your home.

Short Sale

Sell for less than you owe with lender approval — far less damaging than foreclosure.

AB 2424 Protections

California law may require your lender to postpone the trustee sale if you take action.

Sell Before the Sale

If you have equity, a traditional sale before the auction date protects your credit and your money.

David R.

California Law · Effective Jan 1, 2025

AB 2424 Explained

California's AB 2424 is a significant 2024 law enhancing homeowner protections in non-judicial foreclosures, effective January 1, 2025, requiring lenders to provide better foreclosure alternative info (loan mods, etc.) and delaying sales for a period if borrowers request foreclosure prevention options within specific timeframes before a sale.

01

Enhanced Borrower Information

Lenders must offer clear details on foreclosure alternatives like loan modifications, forbearances, and short sales.

02

Foreclosure Sale Delay

If a trustee receives a borrower’s request for foreclosure prevention options at least five business days before a scheduled sale, the sale must be postponed for 45 days to allow for review.

03

Protects Homeowners

It modifies California’s non-judicial foreclosure process, making it more borrower-friendly.
